Can sagging concrete be made level again?

You may be wondering if your concrete can be made level or if you need to removed the old concrete and pour a new concrete slab, driveway, or patio.

​A concrete slab is basically a slab of man made stone.   It is made of a glue called cement that bonds together a mixture of sand and rocks or gravel pieces called aggregate.   When water is added to the cement and aggregate a concrete mix is created and is poured into a form.

The concrete mix is poured onto a bed of gravel and into the form made up of a wooden frame using 2x4s or 2x6s.  As the concrete dries it cures and hardens, and the wooden frame is removed, leaving the concrete slab.

Concrete slabs are extremely durable. If the concrete is mixed in the correct ratios for the type structure that is intended to be used on the slab, the slab can easily last 100 years or more.  When the term “concrete slab” is used most people think of a boring flat gray surface.   However, concrete slabs can be very decorative when unique shapes are used, color is added to the mix, and design textures and patterns are added with stamps.

There are several types of concrete slab foundations in Waco, Texas. Generally, one type of slab foundation is reinforced. It is a good option for homes that are located in areas where frost is not a problem. The structure is supported by piers and beams drilled deep into the ground. Depending on the location, this type of foundation may be reinforced with steel reinforcing bars (rebar), or welded wire mesh. However, even with this reinforced concrete slab, it can still shift, buckle, or crack based on the ground conditions. Also, plumbing and electrical systems have to be integrated into the slab before it is placed on the soil.

Another type of foundation is a slab on grade foundation. It includes steel base and concrete pads and is applicable to mobile homes and manufactured homes. This type of foundation is also referred to as a monolithic slab. It is a few inches thick and is usually filled with rebar or cables for added strength. Slabs are a good choice for homes in warmer climates where the ground doesn't freeze.
While most slab on grade foundations are monolithic and rest on the ground, there are some variations. The most common method is called a slab-on-grade foundation. In this type, a slab of concrete is poured into a form on the ground. There are two basic types: a monolithic foundation and a T-shaped foundation. A slab-on-grade foundation is monolithic, which means it is poured in one operation.

​A concrete slab provides a flat, level, strong platform or foundation for many different types of structures to be built.  These structures range from houses to garden equipment sheds.  The concrete for a slab is poured right on the ground on a bed of packed gravel.

​Although a concrete slab is a type of foundation many people commonly think of a foundation as a  concrete slab with walls around it. ​

​What is more expensive: a concrete slab or a foundation?

​Adding walls to a slab will require more concrete and therefore a concrete foundation with walls will be more expensive than just a slab without walls.

​Concrete slab ground preparation

​One of the most important steps in building a strong and long lasting slab is the preparation of the ground where the slab will be poured.  It is very important to prepare for subgrade so that the slab will not settle and crack.

​How thick should a concrete slab be?

How thick  a concrete slab should be depends on what it is intended to be used for.  The thickness will depend on whether the slab needs to support a house, a garden shed, a room addition, a car and garage, or is it just for a patio?  The purpose of the concrete slab will determine how thick it needs to be and if it needs extra reinforcement from metal rods and from wire mesh.

Most of the concrete slabs are either 4 inches or  6 inches thick.  For large heavy structures like a house, garage, room addition, or a commercial garage, the perimeter edges of the slab are made 12 inches thick.

How much does a concrete slab cost?

​​The cost of a concrete slab is about $6 to $12 per square foot depending on thickness.  Concrete is relatively less expensive than other materials like stone or brick.  No two concrete projects will be exactly the same.  The cost will be influenced by several factors including: site demolition and / or ground preparation, ease of access to the slab site, thickness of the concrete, and decorative design features like adding color, texture, or stamp patterns.  It’s not possible to give a generic cost estimate but you can expect to pay around $6 to $12 per square foot depending on factors like labor, concrete thickness, and adding color or stamp pattern.
